What makes us different:

At Royal Crest Realty we treat our clients like family. We don't make promises that we can't keep and we don't say things that may not be true to earn your business. Most of our business comes from referrals or past clients. We also don't work with everyone. If your heart is not in the right place, then we probably are not the company for you. 

We offer full service, yet save you money on listing or buying a home. We will not charge you any junk fees, like "transaction fees", nor will we pass them on to cooperating agents (which is now becoming the norm, so agents don't upset their clients, but makes your home less attractive to other agents). We will still pay cooperating agents/brokers their fair share at 3%. 

Here are some truths about commissions:

Listing commission's are typically 6% of the sold/purchase price of the home. The listing agent typically is not the agent to sell your home (no matter how much they boast about having buyers/sellers in the wings). The agent/broker will split the commission with the selling/buying agent, usually 3%. This is why we still pay cooperating agents/brokers their fair share. We don't want our clients home to suffer because a cooperating agent isn't fairly being compensated. Just imagine two homes on the same street that are practically identical, one is paying 3% and the other is pay 1.5-2% to cooperating agents. Is it any wonder (and though they shouldn't be) the agent decides to show the 3% home to their clients and not yours? If another agent is discounting their commission, be sure to ask them if they are still making your home attractive to other agents by paying the customary 3% to cooperating agents/brokers.

Many agents will promise you the sky to get your home listed with their company. They like to boast about the degree of exposure your property will have by going with them. They will tell you that you want an agent who charges 6% because when you list with someone who discounts their fee, you don't get the same level of service. They will tell you that they have buyers/sellers just waiting on an opportunity to see your home. They will say how they will market your home so that it gets the absolute best exposure on the market, and may pull out some of their old sold listings to back up their point. They will tell you how they will hold open houses that will benefit you to gain further exposure.

The truth is that your home automatically is marketed through several avenues when placed on the MLS. When your home is listed on the MLS it gets pushed out to all of the other major websites, like Zillow and Trulia. Free virtual tours are also created in the MLS for the agent to help them further market your home. When it comes to buyers "just waiting to buy your home", that depends on if the buyer is even qualified to buy your home, or that your home is what they are looking for. Which usually isn't the case, and again why 9 out of 10 homes are sold by another agent. When and agent promises you a pie in the sky amount sold price (depending on the current market status), and there is no activity, they then convince you to lower your sales price and blames the market. Open houses, are really just a tool for agents to get more clients, and rarely benefit the client (told you we like to be honest). Agents are just human after all and they need to list and sell homes to make a living, and with the amount of competitors in the real estate profession, it's hard to blame them for saying almost anything to get your business.

Even with charging a 4% commission you will still get everything any other agent out there can boast.
